Construction work for the Vision Apartment Project was finally completed in mid-April and following this a Certificate of Occupancy was issued by the building certifier which allowed the building to be occupied and for the Settlement processes to commence which started in mid-May. Currently, more than 100 families have already moved into their brand new homes.
A Grand Opening Event was hosted by the developer to celebrate the completion, those attending included official dignitaries, people who purchased apartments and people involved in the project. The building was officially opened on the day by Deputy Premier John Rau with a ribbon-cutting ceremony. The Director of CAPDG, Mr Lin gave a speech about the project’s journey from start to finish and about future Adelaide CBD developments. Mr Lin said, “We are proud of the fact we are contributing to the growing vibrancy of the city by creating beautiful places in which people want to live.”
We are proud to announce that this week we are working towards achieving a Certificate of Occupancy which is a major milestone required to be met before achieving Practical Completion.
The first half of this month we saw the complete removal of the external scaffolding and completion of all facade works. The project is now in the final stages with only commissioning, street civil works, entry foyer, minor works and cleaning in progress. The entry foyer and civil works are scheduled for completion this week.
The attached photos show how close to final completion the project is and also how magnificent the building looks.
November & December 2015
The project is nearing completion, however due to the extremely hot inclement weather stripping of the scaffold has been delayed. Notwithstanding this, the project is looking fantastic and Practical Completion is forecast for the end of March 2016, providing extreme weather conditions don't continue.
June, July & August 2015
We are happy to advise that the project is progressing very well. Already some scaffold has been removed and the crane will also be removed within the next couple of weeks which is a significant milestone in construction. Removal of the remaining scaffold will occur within the next few months which will reveal the new building for all to see!
Internal works are also moving along at a great pace with kitchens/joinery continually being installed which are being followed by the painter, second fix activities and floor coverings...the project is approaching completion!!
May & June 2015
During May and June, we finally completed the last of the concrete slabs. The attached photos show the roof slab being poured, which was followed shortly afterward by a Tree Topping ceremony which is an old tradition whenever construction of the highest level is achieved. Views at this level are great!
Internally progress is going well as partitions and ceilings are being completed and kitchen joinery etc is being installed.
March & April 2015
The concrete structure has now reached level 16. (attached photos show the great views from this level.)
Window installation and internal fit-out works are progressing well and installation of joinery is about to commence now that the mockup kitchen/vanity/robe joinery has been made and approved.
All trades are demonstrating great pride and commitment to the project which is resulting in quality workmanship.
The structure has now reached the 14th floor leaving only 4 floors to reach the top of the building. Currently fit out works are in progress up to level 5. The western and northern views shown in the photos are taken from level 12.
In January the structure reached up to level 10 and fitout works continued with the commencement of linings to partition walls.
Now that the Christmas break is over all workers are back on site. The building is getting higher and internal fit out works are in full swing. It's going to be a busy year with delivery of apartments expected in the second half of this year.
Behind the scaffold as shown in the photographs, Vision Apartments is taking form as the height of the structure increases. Each month more concrete is place and additional levels are added at a rate which will see the 18th floor (top level) complete within the first quarter of 2015.
Progress of works during October was at a steady pace with an increase in height of the structure requiring the installation of the temporary man hoist to allow access to the upper levels. The last of the precast concrete panels were installed and the first stage of the car park's ramp was also completed during October.
During the September period the project had seen significant changes including completion of the Level 4 podium slab.
Additional scaffolding on northern and southern elevations also commenced to allow for construction of the 15 level tower structure.
During the month of August the team at 88 Constructions managed to achieve a third level concrete pour which is a great achievement. The structure is growing upwards at a rate that will see us achieve most of the 18 levels by the end of the year.
Fit out trades are expected to commence in approximately one month, straight after commencement of formwork stripping.
Despite delays due to numerous rainy days a substantial amount of work was achieved during July.
The tower crane was erected and the first floor concrete slab was completed in time to allow commencement of the second floor slab before the end of the month.
The front pedestrian gantry was also erected along with the establishment of permanent material delivery bays at the front of the site.
The workforce also increase significantly during July and we expect it to further increase during August. . . .
During the month of June we have had excellent progress on site even though some time was lost due to inclement weather. Completion of all under floor services & ground floor slab was achieved which was followed by the erection of the Precast Panels which extend to a height of 4 levels. Formwork for level 1 has also commenced with 40% completion being achieved by the end of June. Erection of the Tower Crane is also now in progress. . .
During the month of May, extensive work has been completed on the footing and slab, including the base for the central stair and transformer.
Unfortunately heavy rain caused some delays, however the contractor managed to make up for the lost time by working overtime.
The slab is expected to be completed in the second week of June. .
During the month of April work to excavate trenches, place reinforcement and pour concrete for the footings and pile caps commenced. Progress went well resulting in 30% completion of footings and also 100% completion of the eastern stair concrete base, lift over run pit and concrete lift shaft walls complete up to ground level.
Under floor sewer and storm water drains are also in progress and off site construction of the precast panels is continuing.
After two years from the inception of Vision on Morphett, we are proud to announce the project is now in the construction phase. Signing of the contract with the builder, 88 Constructions and granting of planning approval of the exciting new design were both achieved in December 2013. Since December 2013 construction works have been in full progression. So far Demolition of the existing structure, Controlled Backfilling and Piling Works have been completed. Works to construct the ground floor Concrete Slab have now commenced.
Off site works are also in progress including the fabrication of the Concrete Precast Panels which are scheduled for erection in May after completion of the ground floor Slab.
